# Commercial co-ownership

You acquire a registered fraction of a titled commercial asset, and with it, a proportional portion of the rent that asset produces. Real property, in your name, earning rent from real tenants on real leases.

Why commercial income holds up: commercial tenants typically commit for 3 to 15 years rather than 12 months; most leases raise the rent on a fixed schedule; and the tenants are operating businesses with a reason to stay. Actual income depends on the specific asset, tenant, lease terms, and market conditions, and past figures do not promise future income.

Two ways a commercial table works: one large landmark building held whole by up to 24 co-owners, or a named collection of six to eight everyday locations (shophouses, small retail, roadside trade) co-owned by 12 to 24 owners, every location identified and on the register.

## The three tiers
- Tier I: gross collection value $500,000. Typically six to eight shophouses. 12 to 24 co-owners, equal fractions. The first table. A named collection of shophouses in trading streets, the narrow, hard-working buildings whose ground floors are let to operating businesses.
- Tier II: gross collection value $1,000,000. Typically six to eight locations. 12 to 24 co-owners, equal fractions. A broader collection of everyday commerce: from a fuel station with its attached strip of shops to the riverside blocks that trade into the night, locations that earn every day of the year.
- Tier III: gross collection value $2,000,000. One landmark asset, or a premium set. 12 to 24 co-owners, equal fractions. The flagship table. A landmark asset held whole, a boutique hotel, an office floorplate, an apartment block, or a curated premium set, managed as one estate.
