# Residential rental co-ownership

Co-own a named collection of furnished, tenanted apartments in Phnom Penh's strongest rental districts. Rent is collected across the whole collection, costs are paid, and net income is distributed quarterly to co-owners in proportion to their fraction. Each quarter co-owners receive net rental income after operating costs, into their own account, with a full statement. A maintenance reserve is held and refunded on exit.

Every residential table co-owns a collection: a small set of identified apartments, each one named and on the register before the table opens. Co-owners hold equal fractions across the whole collection, so every owner holds a piece of every home, and no one holds more than half of any single property. Spreading tenancy across several homes is how the model steadies income: in a single owned apartment one empty month costs all the rent; across a collection one vacancy is a fraction of the whole.

## The three tiers
- Tier I: gross collection value $500,000. Typically six identified homes. 6 to 12 co-owners, equal fractions. The first table. A named collection of city apartments in proven rental districts, co-owned in equal fractions.
- Tier II: gross collection value $1,000,000. Typically six to eight identified properties. 6 to 12 co-owners, equal fractions. A broader collection across two or more districts, blending established addresses with rising ones.
- Tier III: gross collection value $2,000,000. A curated set of premium properties. 6 to 12 co-owners, equal fractions. The flagship table. Premium homes and commercial spaces, held together and managed as one estate.
