# Reading a district honestly

*6 October 2026*

Real estate marketing runs on round numbers with no parents. A district is 'booming', rents are 'strong', growth is 'double digit'. Ask where a figure came from and the conversation usually changes subject. We built this site to do the opposite: every figure you see carries its source, and where we could not verify one, the page says N/A and means it.

A district table is only useful when you know what each column is doing. Rental income over the trailing twelve months tells you what the district actually produced, not what a brochure hoped. Five-year price movement tells you what patient holders experienced through a full cycle of seasons and headlines. The price per square metre column is the sanity check that keeps the first two honest.

The temptation in every market is to quote the best quarter the district ever had. The discipline is to quote the period, name the source, and let the number be as boring as it truly is. Boring numbers from named sources are what you want underneath a thing you plan to hold for years.

So when you read a Tessaic listing, read it the way we wrote it: the district figures are history, not promises. They tell you what the ground has done. What the asset will do is a question the ownership pack, the district, and your own judgment answer together.
