Sihanoukville is mid-turnaround: a national incentive program for the province, launched in 2024, has approved hundreds of projects worth about 8 billion dollars across 2024-2025 (Khmer Times), the 2 billion dollar expressway already links it to Phnom Penh in two hours, and multi-billion dollar master plans like Bay of Lights and Peninsula Bay are rebuilding the seafront (B2B Cambodia; CamboJA).

Mid-2025 condominium asking prices ran roughly 700 to 2,500 dollars per square meter depending on segment (IPS Cambodia), a fraction of regional coastal cities. We are underwriting resort, hotel, condominium, and residential co-ownership here, and will open each table when the numbers and the structure clear our gate.
