# The Cambodian market, the way we read it

## The national picture
- Arrivals and tourism trend: Cambodia received a record 6.70 million international visitors in 2024, passing the 2019 peak of 6.61 million, with tourism revenue of 3.63 billion dollars (Ministry of Tourism, via Xinhua).
- Condominium supply: Phnom Penh's existing condominium stock reached 63,334 homes in late 2025, up 9.6 percent year on year, with developer launch pricing well below its long-term average (Knight Frank Cambodia, Real Estate Highlights H2 2025).
- Rental benchmark: Phnom Penh apartments posted gross annual rental income of 6.13 percent of property value in Q3 2025, among the strongest in regional capitals; net figures typically run 1.5 to 2 points lower (Global Property Guide).

All figures are historical market data from the sources cited, provided for context only. Not a forecast and not a representation of return on any Tessaic co-ownership interest.

## How we pick a district
1. Demand: who actually rents and buys in the district, and why they stay.
2. Stability: how the district behaved through soft years; we weight the drawdowns more than the peaks.
3. Supply discipline: what is being built against what can be absorbed.
4. Exit liquidity: whether fractions and whole assets actually trade at appraisal.

On every criterion we discount flattering sources and weight figures stated against interest.
