We are looking for licensed local operators, developers, and trustees in select countries to build the Tessaic model on the ground, and for capital partners who share a long-term view.

Where we are looking: live co-ownership in Phnom Penh, Cambodia; corporate home in Santa Monica, California; an MOU signed in Valencia, Spain; and partners being sought in South Korea, Hong Kong, Singapore, and Australia. Everywhere else: open to proposals.

What we bring: a proven co-ownership structure and playbook; a design, build, and furnishing capability; a brand and a marketing engine; a diaspora and expatriate audience. What we look for: local licensing and legal standing; a defensible ownership framework in-market; real assets and real execution; alignment on the sell-property-not-promises discipline.
