Ownership, piece by piece.
Why we arecalled Tessaic.
In ancient Rome, a tessera was three things: the tile set into a mosaic floor, a token you carried to prove a portion was yours, and a keepsake two families broke in half and reunited generations later to prove a bond.
Tessaic is built on all three. Each owner holds a defined, registered fraction of one specific grouping of properties, building, or land, kept in their own name. On its own, a single tile. Set alongside the others, one whole asset, meant to be held and passed on.
Many pieces, one picture.
The frameworkis the product.
Tessaic exists to make shared ownership of real property as safe and as legible as owning it alone. The framework took years and counsel in two countries to build: registered interests, separated roles, an independent appraisal floor, and a documented exit, the same discipline on every asset.
We publish the principles openly and keep the legal blueprint in the ownership pack, where it belongs to the people who buy in, not to whoever reads a website.
Built with an operatoron the ground.
Tessaic has partnered with My First Corner, a licensed Cambodian real estate and architecture operator, as the exclusive sales and property-management partner for Tessaic assets in Cambodia. The properties run on its crews and its management; the ownership runs on the legal framework designed by Tessaic to protect every client. On every asset, the operating partner pays its own portion of costs like any co-owner and earns a separate, disclosed fee.
California standards.
The corporate office sits in Santa Monica. It sets the bar for design, disclosure, and client care, and it keeps the program close to a diaspora with a foot in both places.
Cambodian execution.
Cambodia is where the assets live, where Tessaic's counsel-designed framework makes registered co-ownership possible for local and foreign buyers alike, and where the operating partner builds, furnishes, and manages with its own teams.
The people.
A co-ownership buyer underwrites the people as much as the assets. The Chairman, the local operations lead, and the design and build team appear here with real bios and real photography before any offering opens. No stock faces, ever.

How we are different.
Named and registered.
Every asset and every collection is identified, on the register, before a table opens. You always know exactly what you co-own.
A small table.
Six to twelve equal co-owners on collections and homes; up to thirty on larger single assets. Easier to govern, faster to decide.
An appraisal floor.
An independent appraisal every year sets the floor for transfers, so leaving is priced by a third party, not a negotiation.
Transfer at will.
Long-term holds with no forced sale date. You transfer your piece when you choose.
