Ownership FAQ.
Plain answers, in the order buyers ask them. Anything not covered here is answered directly, and the ownership pack for each asset sets out structure, fees, and exit in full.
What you own.
What do I actually own?
A defined, registered fraction of real property. For hotels, venues, land, and development tables, that is one named asset. For residential and commercial, it is a named collection: a small set of identified properties held together, every one of them on the register, with your fraction applying equally across the whole collection. Not a unit in a pool. Not a share in a company that owns many things you cannot see. Ownership you can point to, confirmed by counsel.
How many co-owners are there?
Collections and homes carry between six and twelve co-owners in equal fractions. Larger single assets, like a hotel or a significant landholding, carry up to thirty, scaled to the value of the asset. We keep every table small on purpose. Easier to govern, faster to decide, and clearly on the co-ownership side of the line.
Whose name is on the title?
Every co-owner's interest is registered and confirmed in writing under the ownership framework Tessaic designed with licensed counsel for each market. The ownership pack for each asset names every party and shows you exactly how your interest is recorded, before you commit a dollar. We publish the principles here and the full mechanics in the pack: the blueprint is part of what you are buying, so it does not live on a public web page.
Can foreigners co-own?
Yes. Cambodian law provides a lawful, registered route for foreign ownership interests, and Tessaic's framework was built on it with licensed counsel. Your eligibility for a specific asset is confirmed in its ownership pack before you commit.
Management and use.
Who manages the asset, and what does it cost?
My First Corner, the exclusive sales and property-management partner for Tessaic assets in Cambodia, manages tenancy, maintenance, and reporting under a written agreement. The management fee is separate, disclosed, and fixed in writing in the ownership documents for each asset.
Can I use the asset?
It depends on the asset class. Vacation homes are for use: a transparent schedule divides the year among co-owners, with rotating priority for holidays. Residential collections, commercial collections, farmland, development tables, and hospitality assets are held and run by a manager or operator; use them where the asset and its agreements allow.
Money and figures.
What return will I get?
We do not promise one. We publish district and market data, with sources, labeled historical, so you can read the market the way we do. Property values and income can fall as well as rise, and no figure on this site is a forecast of any co-ownership interest.
Is this an investment product?
No. Tessaic is direct co-ownership of named, registered real property by a small group. It is not a fund and not a scheme, and there is no blind vehicle between you and the property. You hold a registered ownership interest in the assets themselves.
Where does my money go?
To a designated, controlled account, never operating cash, and only after the ownership documents for the asset exist. The ownership pack sets out the flow in full.
Leaving and tax.
How do I sell my piece?
You transfer your piece when you choose; there is no forced sale date. An independent appraisal every year sets your floor price. A standard transfer commission applies and is stated in the ownership documents, along with priority-sale options.
What about tax?
Tax treatment depends on your individual circumstances and the timing of your purchase and transfer, and it may change. We do not provide tax advice, and we make no representation about tax outcomes. Obtain your own independent advice before acquiring any interest.
