How we pick a district.

  • 01

    Demand

Who actually rents and buys in the district, and why they stay: agencies, expatriate postings, visitor flows, local professionals.

  • 02

    Stability

How the district behaved through soft years, not just the good ones. We weight the drawdowns more than the peaks.

  • 03

    Supply discipline

What is being built against what can be absorbed. Districts drowning in speculative strata supply do not clear our gate.

  • 04

    Exit liquidity

Whether fractions and whole assets actually trade at appraisal. A price nobody transacts at is not a price.

  • On every criterion we discount flattering sources and weight figures stated against interest.
