Boutique hotels and venues, co-owned.

Co-own a specific hospitality asset operated by an established hotel or venue operator. We publish market occupancy, average daily rate, and area value data, with sources, so you can read the market clearly.

How hospitalityis different.

Hotels earn nightly, so income moves with occupancy and rate rather than fixed rent, and a professional operator runs the property day to day. That can mean higher upside in strong seasons and more variability in weak ones. We show market occupancy, ADR, and RevPAR for the area on every asset, as historical market data.

Own the land. Build the resort.Keep the revenue.

Across Southeast Asia, foreigners who build on the coast usually build on borrowed ground. In Thailand the land can never be theirs. In Vietnam it is a lease with an expiry date. In Bali it is leasehold or a workaround. You pour capital into a resort, and when the clock runs out, the ground and everything on it passes to someone else.

Cambodia is the exception, and it is why we are here. Through Tessaic's counsel-designed framework you hold a real, registered ownership interest in the land itself. Not a lease. No expiry. No countdown. You own it, you develop it, and the revenue it produces belongs to the table that owns it.

An island the worldhas not yet crowded.

Koh Rong and Koh Rong Sanloem are where Thailand's islands sat a generation ago: white sand, clear water, and more demand arriving than beds to hold it. Cambodia welcomed a record 6.7 million visitors in 2024, up almost 23 percent in a single year (Ministry of Tourism), with new airports and highways opening the coast. A resort, hotel, or venue here is not a bet on a view. It is a hospitality business positioned in front of a rising tide.

Inland, Siem Reap carries the wellness resorts and the temples: Angkor, the medieval city whose footprint rivals a modern capital, sold tickets to over a million foreign visitors in 2024 (Angkor Enterprise).

Where the revenuecomes from.

You are not buying a certificate and waiting. You are buying ground you can build on and operate. Room nights, food and beverage, events, marina and leisure services: every guest who lands is revenue that flows to the owners of the asset, not to a landlord collecting rent on land you improved.

Well-run island hospitality in the region has historically held strong peak-season occupancy and premium nightly rates. Actual revenue depends on the property, the operator, and the market, and past regional performance is not a promise. What you hold is a registered co-ownership interest in developable coastal land, with the right to build, operate, earn, sell, and pass it on.
